Why Retrofit? Earthquakes & Soil, That's Why.
In California, foundation problems usually fall into two main categories, and we take both very seriously.
Seismic Retrofitting: This is all about making your home safer in an earthquake. For many older homes (typically built before the 1980s), the wooden frame of the house might not be properly secured to its concrete foundation. An earthquake can cause the house to literally slide off! A seismic retrofit involves bolting the house to the foundation and bracing the "cripple walls" (the short walls between the foundation and the first floor) to resist the side-to-side shaking. It’s one of the most important investments you can make for your home’s safety.
Foundation Stabilization: This type of repair addresses issues caused by settlement or expansive soil. When the ground beneath your home shifts, sinks, or swells, it can cause parts of your foundation to drop, leading to all those cracks and sloping floors. The fix often involves underpinning, where we install deep foundation elements like steel push piers or helical piles to support the foundation and transfer the home's weight to more stable soil deep underground.

Step 3: The Permit Process. Most structural retrofits require a permit from your local building department. The engineered plans are a crucial part of this step. Having a clear set of plans makes the permitting process much smoother.
Step 4: The Construction Crew Takes Over. With approved plans in hand, a qualified specialty contractor can get to work. They’ll follow our engineering designs precisely to execute the repair, whether it's bolting, bracing, or underpinning.
Step 5: Inspection and Final Sign-Off. A city inspector will visit the site to ensure the work was done correctly and according to the approved plans and building codes. Once they give the green light, your project is officially complete!
